When CR Software was looking to renew its lease, Dana Weinberg came to us with a full range of options for different buildings in the area, along with research on landlord viability and reputation. He brought a wealth of market knowledge to improve our negotiating position on rent, free rent and tenant improvements. Dana reviewed the draft leases in detail suggesting changes on all points to make it more favorable to CRS and diligently worked with our leasing attorney to finalize documents.

Case in point, Dana was able to negotiate with the Landlord that CRS should be able to use a significant portion of our TI allowance for workstations & other furniture, not just construction, and he negotiated additional free rent when the Landlord would not budge on more cash TI allowance up front.

Dana made a clear case for all of our options both with the landlord’s offerings as well as contractor construction costs. His hands-on construction experience and knowledge proved very beneficial to us. No other broker possesses his detailed understanding of the construction process. He obtained bids from two additional contractors to compare with the Landlord's construction cost estimates to make sure we got the most for our construction dollar. Dana prepared spreadsheets along the way comparing lease points to other options/spaces, including budgeted numbers to clearly illustrate our options to allow us to make informed decisions.
